Tokenization of Real-World Assets

Tokenization is turning real estate, commodities, and equities into on-chain assets anyone can hold, trade, and use as collateral.

Tokenization of real-world assets (RWA) is the process of representing ownership of physical or financial assets โ€” real estate, bonds, equities, commodities, invoices โ€” as tokens on a blockchain. BlackRock, JPMorgan, and Franklin Templeton are among the largest participants. For most crypto users, the practical implications are still becoming clear. Here is what is actually happening and why it matters.

What Gets Tokenized and Why

Traditional assets are inefficient to transfer. Selling a stake in a commercial property requires lawyers, title transfers, and weeks of settlement. A US Treasury bond settles in T+1 (one business day). Tokenization puts the asset's ownership record on-chain, enabling instant settlement, fractional ownership, and programmable transfers.

Assets being tokenized in significant volumes today:

US Treasury bonds โ€” The largest RWA category. BlackRock's BUIDL fund and Franklin Templeton's FOBXX offer tokenized T-bills on Ethereum and Stellar respectively. Investors earn real Treasury yields with on-chain settlement and the ability to use these tokens as collateral in DeFi.

Private credit โ€” Firms like Centrifuge and Goldfinch tokenize loans to real businesses, offering DeFi liquidity to borrowers while giving lenders exposure to yield secured by real collateral.

Real estate โ€” Platforms tokenize shares of commercial properties and rental portfolios. Fractional ownership enables investment with $100 instead of $100,000.

Commodities โ€” Gold-backed tokens (PAXG, XAUt) and tokens representing carbon credits and agricultural commodities are active markets.

How Tokenization Works Technically

A token on a blockchain represents a claim on an underlying asset. The legal claim is enforced off-chain through an SPV, a trust structure, or a direct legal agreement. The blockchain records ownership, transfers, and distributions programmatically.

Key components: the physical asset is identified and legally structured; a regulated custodian holds the actual asset; smart contracts mint tokens representing pro-rata claims; and compliance is enforced programmatically (some tokens only transferable to KYC'd wallets).

DeFi Integration: The Compelling Use Case

The most interesting application is using tokenized RWAs as collateral in DeFi. If you hold tokenized T-bills earning 5% yield, you can simultaneously use them as collateral to borrow stablecoins and deploy those elsewhere โ€” without selling your T-bill position. This capital efficiency is impossible in traditional finance's siloed systems.

MakerDAO (now Sky) has been a pioneer: a significant portion of DAI's backing now comes from tokenized T-bills and corporate bonds. This made DAI more stable and capital-efficient.

Risks and Limitations

Legal enforceability โ€” If the issuer fails, can token holders actually claim the underlying asset? This depends entirely on the legal structure, which varies and is often untested in court.

Liquidity illusion โ€” Tokenization doesn't automatically create liquidity. A tokenized stake in a niche commercial property may be harder to sell than the original, especially during market stress.

Oracle dependency โ€” Pricing tokenized assets requires oracles reporting real-world values on-chain. Oracle failure can break downstream DeFi protocols.

KYC requirements โ€” Most security token platforms require identity verification to comply with securities laws. This creates a bifurcated market: compliant but identity-required tokenized securities, versus open permissionless commodity tokens.

What This Means for Crypto Users

RWA tokenization is gradually bringing traditional finance yields on-chain. DeFi borrowers can use diversified collateral that includes real-world income-producing assets. For privacy-conscious users, the trade-off is clear: the highest-yield RWA products typically require KYC. Open, permissionless DeFi with purely crypto collateral remains the alternative. As both ecosystems mature, users will choose between yield and privacy โ€” a trade-off worth understanding clearly.
